STUDENT GUIDE TO RENTING
Inventory Checklist

This form is for the purpose of recording the condition of the dwelling and furnishings when a tenant takes occupancy, and the subsequent condition when the tenant terminates and vacates the premises. It is suggested that the tenant and lessor meet on the premises about two weeks before moving for the purpose of alerting both parties to problems which would necessitate a charge for cleaning, repair, or replacement. This would allow the tenant sufficient opportunity to remedy the problem, enabling the lessor to refund the tenant's deposit.

Reasonable wear and tear means gradual deterioration resulting from use, lapse of time, and the operation of elements, in spite of tenant's care.
